SITE VISIT // We conducted a site visit at at our Brunswick East project for our friends at @lazconbuild to inspect the ageing masonry boundary walls that are being retained.

This project has proven to be very challenging from a construction/access point of view, given the site is approximately 4 m wide. Shallow rock was unexpectedly encountered during construction of the single level basement at the rear of the site, which required a redesign of the basement retention system to economise on construction costs and limit the amount of rock coring required by increasing the spacing of the piles and decresing the socket depths.

PRE POUR // We conducted a pre pour reinforcement inspection at our Como Parade project. The project involves the construction of 7 luxury multi level apartments over a shared single level basement.

In this design we have adopted a simplistic layout with permanent steel formwork spanning between concrete band beams supported over the basement columns.

SITE VISIT // A quick inspection for our friends at @olaver_architecture and @hyland_built to inspect the completed demolition and the existing footings at our Michael Street project. The project involves alterations to the existing masonry Victorian Era terrace house, and the addition of a new single level volume to the rear.

One of the major design challenges faced on this project was the construction of the slab on ground which will service the new rear volume. The critical limiting criteria was to ensure there was no undermining of the bluestone footings which support the existing building and the adjoining neighbouring buildings brittle masonry walls.

This was achieved by cantilevering the slab over shallow suspended edge beams which are offset from any adjacent footings. The shallow edge beams are supported by discrete bored piers socketed into rock to ensure a suitable founding material is achieved for the new volume. This is a technique we have developed and implemented routinely when designing for tight inner north sites ensuring that the new construction is well supported and existing buildings are well protected.

DESIGN MEETING // A quick site visit with the talented @modo_arch to discuss some last minute design changes at our Park Street project, with the intent of maximising the spaces volume by incorporating cathedral ceilings to a formerly flat ceiling dwelling.

The project is mid-way through construction and comprises the alteration of a single level brick facing dwelling to create an open plan interior layout, a central courtyard, and an additional level with living quarters. The structural challenges faced in this project primarily were focused around the temporary and permanent support of the existing structure to allow the introduction of the proposed open floor plan, whilst maintaining structural stability under various design actions such as wind and earthquake loading.

NEW PROJECT // After a two week construction lockdown it was great to get back out to site. Last week's site meeting involved the R.I. Brown engineers making a structural assesment relating to the proposed alterations and additions to an existing architecturally designed pre-cast panel house.

Some of these concepts are very ambitious including a plunge pool on the roof, and an entirely glazed new volume, and we can't wait to get into the design with @lovell_burton

BASEMENT // Site photos of a multi-level basement construction in Sandringham in which R.I. Brown have been engaged to undertake the mandatory site inspections for the early works of this project. The bulk excavation of the basement is approximately 2.0m below the water table and required temporary dewatering of the site with meticulous attention to detail in the waterproofing design by the specialist contractor ensuring a water tight basement well beyond the design life of the construction.

FEASIBILITY STUDY // Both COVID and the timber shortage have hit the Australian construction industry hard and led to adjacent supply chains [such as the steel and concrete industries] to suffer severe pricing volatility. This has been tremendously tough on contractors tendering projects or honouring current contracts with frequent supply chain variance often difficult to pass onto the client.

During the partial demolition of our Wonga Park development project, a request was made by the client to undertake a feasibility study which would assess the validity of reusing the existing steel members on site which were intended to be discarded in preparation for the new community hub development. After cataloguing the steel on site, it was found over 9 tonnes of steel was expected to be wasted. A meticulous and detailed assessment was then undertaken by the engineers at R.I.Brown to substitute the scheduled members for the proposed development for the reclaimed steel members from demolition.

Overall, approximately 7.5 tonnes of steel was suitable to be reused, which translates into large cost savings for the client in; bulk material, transport, and fabrication whilst also significantly reducing the CO2 impact related to the projects construction.

DEMO-WORKS // During demolition of older buildings there is never a guarantee of what will be discovered when the cosmetic finishes are pulled back and the structure is exposed. For this reason, the design of alterations to older buildings is considered ongoing throughout the construction period.

At R.I.Brown we encourage an ongoing relationship with the contractor is maintained during construction with regular site visits ensuring a safe and secure site throughout the building process. This has been especially difficult for everyone during lockdown, however, we have ensured every effort is made to be available to our contractors and clients for construction related inspections.

SITE COMMENCEMENT // Assisting the piling contractor drilling a test hole at the Kensington site to confirm the geology for a two storey basement. This sites geology proved to be extremely complex residing within close proximity to the Moonee Ponds Creek and predominantly in the marine deposited Coode Island Silt. Compounding this, neighbouring assets exist hard on the boundaries which must be protected.

The site visit proved a success, discovering capable material at depth, allowing the construction works to progress - maintaining the fact that sometimes getting your hands dirty helps get the job done.

This was quite a challenging design from a structural perspective with wide open living spaces and large cantilevers, a lot of work went into ensuring perceivable deflections in the wall and floor structure were kept to a minimum under wind and live load.

DEMOLITION INSPECTION // All hands on deck during our structural investigation of a development of a two storey heritage listed building dating back to the 1930's.

During demolition the contractor uncovered a poorly performing first floor slab and engaged R.I.Brown for a professional structural opinion. Whilst undertaking our site investigation, a very low strength concrete with the bottom steel reinforcement exposed to the environment was discovered, determined to be due to the concretes mixture and it's placement.

R.I.Brown will now work very closely with the builder, architect, and developer to produce a remediation that guarantees safe use of the building during construction and the remainder of its serviceable lifetime whilst also maintaining a constructability and cost effective attitude in design.

SITE UPDATE Hercules effort by @williams.group on our Flinders project with the concrete down and steel frame racing up. This project required careful and considered engineering design as it presented several challenging aspects, the two major criteria being;

1. The structure resides on a steep inclined slope and over a slip plane, and as such the building was designed and constructed with deep piled footings to enable the structure to resist a deep seated slip failure.

2. The structure is situated in a very high wind zone due to its proximity to the coast line and it's location at the top of an escarpment. The lateral bracing of the structure has been carefully considered and is able to withstand wind gusts of over 200km/h.

We can't wait to see this one finished!
